1. Ledger Board Connection
The ledger board is the piece that attaches your deck to your house. It's the #1 failure point in deck collapses. Look for:
- Lag screws or bolts (not nails) connecting ledger to house framing
- No gaps between ledger and siding
- Flashing above ledger to prevent water intrusion
- No rot or water damage where ledger meets house
If your deck was built before 2007, it may be attached with nails only — a known hazard. We replace nail-only connections with proper through-bolts.
2. Support Posts & Footings
Posts should sit on concrete footings that extend below the frost line (18–24 inches in Virginia). Check for:
- Post bases that keep wood off concrete (prevents rot)
- No cracks, splits, or insect damage in posts
- Posts are plumb (not leaning)
- Footings aren't cracked or settling
3. Joists & Beams
Look underneath your deck with a flashlight. Joists should be straight, without sagging. Check for:
- No rot, especially where joists rest on beams
- Proper hangers (not just toenailed)
- Consistent spacing (typically 16" on center)
- No notches or holes that weaken structure
4. Deck Boards
Walk the entire deck surface slowly, feeling for soft spots. Look for:
- Boards that flex excessively or feel spongy
- Popped nails or raised fasteners (trip hazard)
- Cracking, splitting, or severe splintering
- Warping or cupping that creates water traps
5. Railings & Stairs
Push firmly on railings. They shouldn't wobble or give. Check that:
- Rail height meets code (36" minimum for residential)
- Baluster spacing is less than 4" apart (child safety)
- Stair treads are secure and level
- Handrails are graspable and continuous
6. Flashing & Drainage
Water is a deck's enemy. Check that:
- Deck slopes slightly away from house for drainage
- Gaps between boards allow water through (not trapping it)
- No pooling water on surface after rain
- Flashing at house connection is intact
When to Call a Professional
